How to check an apartment before you buy
A short list of checks that spare you surprises: documents, liens, disputes, permits and risks.
5 min read
Find out the real price, the area, the risks and the rental potential of any apartment or house, from its address alone.
A report checks:
An estimate based on the notaries' valuation grid and similar listings nearby.
Shops, clinics, schools, parks and cafés around the property, with walking distances.
Metro and public transport nearby, plus planned projects that will change the area.
The seismic risk class, when an assessment exists.
How prices per m² have moved in the area and how they compare with nearby neighbourhoods.
The expected rent and the gross and net yield if you rent the property out.
How exposed the area is to flooding, based on the available risk maps.
The energy class and estimated consumption, if a certificate exists.
More than a report.
See the seismic class, the flood exposure and the real price before the preliminary contract, not after.
Check the property from home and only visit the ones worth your time.
With the market price and nearby listings in front of you, you talk price without guesswork.

From public sources and data about the area: the seismic risk lists, flood risk maps, the notaries' valuation grid, listings and maps. The report shows the source of each item and when it was last updated.
Usually a few minutes after payment. If a source is slow, we tell you what is missing and when you will get it.

Check the address and place the pin on the map. If it still does not show up, write to us and we will look for it together. If we cannot find it, you are not charged.
